What is a Condo?
A condo (condominium) is a building divided into several units with separate ownerships. The word ‘condominium’ was taken from Latin. It has been formed by adding the prefix –con, which means ‘together,’ to the word ‘dominium,’ which means ownership’; therefore, the meaning of this word is co-ownership.
Condos have many common areas that are jointly owned. Condos are like apartment complexes rather than independent and single properties. There are ‘detached condominiums’ as well, and look like single-family homes; however, areas such as laundry rooms, recreational places (pools, golf courts, tennis courts, spas, gymnasiums), corridors, streets, building exteriors, common utilities and amenities are jointly owned and are maintained by a community association.
In some condos, parking spaces are common, while there are condos where residents can buy the parking space or the garage and own it. Moreover, people living in condos get the opportunity to enjoy many facilities which would be otherwise very costly. To maintain the property, for shared facilities, security, and for building insurance, the owners of the condos have to pay a monthly payment to the condominium association. But, if there are major repairs, they need to pay a special fee other than the regular monthly fee to cover the cost. Condominium owners often do not have any trouble in maintaining the property since the condominium association does it. In addition, residents can live freely because of the security. But they have to enjoy the life of a shared community, which may sometimes limit their privacy.
What is a Duplex?
A duplex refers to two house units attached to each other. These two house units are separated by a wall. Duplexes are also known as ‘twin homes’ or ‘semi-detached’ houses. A duplex looks like a large house. However, it has two entrances. Generally, this is the size of a single-family house. Some duplexes are located next to each other, while others are located one above the other (two-storey). Usually, the duplex is completely owned by a single person. The owner can rent out both houses with the parking area as well.
However, the owner of the duplex can also stay in one unit and rent out the other. In this method, they can keep an eye on the other unit while receiving an income. But, this increases the responsibilities of the owner. At the same time, the renters in a duplex have the time to enjoy their freedom at a considerably lower rate with fewer responsibilities.
